Seller's Guide

Before anything else, it helps to clarify your motivations and set a timeline. Here's how we help you price, prepare, market, and close the sale.

Decide to sell

Why sell?

Understanding your motivation for selling is essential. Are you seeking a larger property, or relocating to another neighborhood, school district, city, or state? Clarifying your intentions helps us determine options aligned with your financial, lifestyle, and real estate goals.

When should I sell?

Establish your timeline early. If you need to sell quickly, we can provide a market analysis and action plan. Otherwise, we'll review current market conditions together to identify the optimal time to list.

What is the market like?

We bring market knowledge and negotiating expertise to achieve favorable prices and terms, staying current on marketplace activity, competitor pricing, and financing conditions to guide proper valuation and timing.

Select an agent and price

Selling on your own is possible, but professional help maximizes your market opportunities. We leverage extensive networks and effective marketing while guiding you through the complex paperwork. When choosing an agent, look for:

  1. Education — ongoing real estate education is the most important factor.
  2. Experience and expertise — a full-time agent familiar with your area and property type, using diverse marketing strategies.
  3. Availability and commitment — prompt action, regular contact, and evening/weekend availability.
  4. Rapport — an agent who listens to your goals and genuinely cares about the outcome.

What is your property worth?

Independent sellers typically overestimate their property's value. Consulting an experienced listing agent helps you avoid this common pitfall and price to sell.

Prepare to sell

  1. Curb appeal — maintain pristine landscaping and add colorful touches; first impressions matter.
  2. Repairs — simple upgrades like window repairs, polished hardware, and fresh paint in well-used rooms go a long way.
  3. Cleanliness and staging — keep the home uncluttered, fresh-smelling, and well-lit; we'll suggest staging improvements before listing.
  4. Disclosures and inspections — we help you develop thorough disclosure statements and recommend pre-listing inspections (like termite and pest).
  5. Showtime — we handle buyer showings; buyers speak more freely without sellers present, letting us represent your interests effectively.

Accepting an offer

The price is not always right

“The higher the price, the better the offer” can be misleading. Price isn't always determinative — initial offers rarely stay final, and various terms and conditions influence the outcome. We evaluate every proposal thoroughly without compromising your marketing position.

Negotiating the right way

We take ethical negotiation of contract terms seriously, seeking win-win agreements. Multiple offers may require careful, objective assessment before you ratify.

Keep records and stick to the schedule

We transcribe all verbal agreements, counter-offers, and addendums into signed documents, and keep you constantly updated so deadlines are met and no agreement is breached.

Escrow, inspections & appraisals

Licensed inspectors examine the property within agreed timeframes; buyers may hire specialists for roof, HVAC, or structure. A title company or attorney serves as the closing agent, researching the property's history to certify a clear title. Contingencies — such as satisfactory inspections or financing — are conditions that must be met before the contract binds. Accepting a buyer with a lender pre-approval or written loan commitment offers a stronger guarantee than a pre-qualification.

Close of escrow

On closing day, a final walk-through confirms everything functions and is unchanged. We provide contact numbers for canceling home services and utilities. The closing agent furnishes a settlement statement detailing the transaction, which all parties sign; you can elect an electronic funds transfer or a check. Arrange to have keys and important information ready for the new owner at closing.
